Why this resource exists
Researching a mortgage can mean sorting through unfamiliar terms, broad advertised ranges, and different answers from different lenders. This site brings the basics together so you can understand the questions behind a loan offer.
Our focus is bank statement loans: how deposits are evaluated, what an expense factor means, which documents a lender may request, and how down payments and reserves fit into the decision.
Reading our content
Guides distinguish explanations from numerical examples and show the period covered by the source materials. A dated rate table describes that period; it is not a live rate feed or a quote for your loan.
Lender criteria may vary by program, borrower and property. Published minimums and maximums should be treated as starting points for questions. Where source materials disagree, the guide calls out the difference.
Each guide names its source edition: July–August 2026 for the first guides, July–September 2026 for those added in October 2026. Linked references may have changed since then. Compare current written offers before making a borrowing decision.
What you will find here
Start with how bank statement loans work, then explore requirements, cash needed, and the trade-offs. The lender-selection guide helps you prepare for those conversations.
The limits of an educational guide
This website does not determine whether you qualify for a mortgage. Reading an article does not create a lending commitment, and its examples are not individualized financial, tax or legal advice.
Use the guides to understand your options, then confirm the details with the lender and the appropriate professional for your situation.
